Beach Drive

HDI acquired nine parcels along the private section of Beach Drive in Aptos. Consistent with HDI’s core development strategy, the properties were acquired with the intention and ability to pursue a complete residential buildout while retaining the flexibility to sell individual parcels when appropriate opportunities emerged. HDI carried the project through an extensive parcel-legality, planning, coastal-entitlement, and engineering process. A County determination confirmed nine legal parcels, and HDI secured approval for two three-story residences on the bluff side of Beach Drive. The homes required specialized reinforced-concrete construction, elevated living areas, flat roofs, and foundations engineered around the site’s steep coastal bluff, landslide exposure, and wave-runup conditions. HDI completed the two residences at 639 and 643 Beach Drive in 2007. Each home contains three bedrooms and three and one-half bathrooms, with approximately 2,550 to 2,700 square feet of living space and expansive views across Monterey Bay. HDI ultimately sold the remaining seven parcels as land rather than proceeding with their construction. Building plans and development approvals had been advanced for several of the properties before disposition; any residences subsequently completed on those parcels were constructed by the respective buyers.
