Hidden Glen Residential Lots

HDI acquired 20 undeveloped homesites throughout San Jose’s Hidden Glen neighborhood, totaling approximately 318,500 square feet, or 7.3 acres. The acquisition encompassed the full collection of available lots as they were offered, allowing HDI to combine individual land sales with targeted ground-up development within the broader neighborhood. HDI sold 16 vacant residential lots totaling approximately 249,200 square feet, or 5.7 acres. These properties were located along Foothill Drive, Foothill Court, Rolling Glen Court, Glendora Court, Colleen Drive, and Valley Glen Court. Nine homesites were sold individually to private buyers planning personal residences, while seven lots on Glendora Court and Valley Glen Court were sold in groups to an established San Jose–based homebuilder. Each property was vacant when sold; any residences subsequently constructed were developed by the respective buyers. HDI retained the four remaining homesites on Evangeline Court, totaling approximately 69,300 square feet, or 1.59 acres, for the development of Hidden Glen Estates. This two-part approach allowed HDI to realize value through the disposition of 16 residential lots while concentrating its construction efforts on four selected properties.
