HDI acquired this approximately 6.27-acre estate property in Saratoga’s Montalvo neighborhood with the intention of creating a residential subdivision and ultimately developing custom homes consistent with the surrounding neighborhood character. Consistent with HDI’s general approach to land acquisitions, the project was pursued with the intention and ability to complete the full residential buildout while retaining the flexibility to sell if compelling opportunities emerged. The property offered a private setting with city-light views while remaining within walking distance of Saratoga Village. HDI carried the project through the planning, entitlement, and subdivision process, securing approval and completing the final map for five estate-scale residential homesites. Four parcels front Hill Avenue, while the fifth is accessed from Montalvo Heights Drive. The completed homesites ranged from approximately 1.1 to 1.4 acres, providing substantial settings for future custom residences designed in keeping with the high-quality homes already built in the surrounding area. Following completion of the subdivision and mapping work, buyer opportunities emerged that appropriately reflected the value of the finished homesites. HDI ultimately elected to sell the five vacant properties individually rather than proceed with construction. HDI did not build the residences later developed on the properties; those homes were completed by the respective buyers following HDI’s disposition of the land.
