HDI acquired this approximately 26,000-square-foot property in Saratoga with the intention of subdividing the site and developing two new residences. HDI secured approval to create two adjoining residential homesites sharing a rear property line, with independent access from Quito Road and Loquat Court. A central component of the subdivision was the on-site relocation of the Harry Brandenburg House, an 1890 residence listed on the City of Saratoga’s Heritage Resource Inventory. Moving the historic home toward Quito Road preserved an important element of the property while allowing for the creation of a second homesite fronting Loquat Court. HDI obtained City approval for two modern farmhouse residences designed by architect Chris Spaulding and advanced the building permits in preparation for construction. HDI intended and was prepared to develop the approved homes while retaining the flexibility to sell the build-ready properties if an opportunity appropriately reflected their value. That opportunity ultimately emerged, and the two homesites were sold separately in April 2021 with the subdivision, approved plans, and permitting work in place. The buyers could select their own builders or engage HDI for turnkey construction, concluding HDI’s involvement through disposition rather than the construction of the residences.
