HDI acquired this approximately 83,250-square-foot, or 1.91-acre, property in San Jose’s Evergreen area with plans to pursue a residential subdivision and full entitlement strategy. The intent was to create a six-lot residential development within an established neighborhood, unlocking the site’s underlying development potential. During the planning and entitlement process, HDI advanced a tentative map and site approvals for a six-lot subdivision. The approved layout contemplated homesites ranging from approximately 10,800 to 13,700 square feet, served by a new cul-de-sac accessed from Norwood Avenue. Conceptual plans also included six individual residences ranging from approximately 3,500 to 4,000 square feet. As the entitlement work progressed, a buyer emerged and ultimately acquired the property with the approvals in place. HDI completed the transaction in March 2018, delivering the site with its tentative map, site, and residential development approvals secured, and concluding the project through disposition rather than construction.
